The Fees Schedule sets the price payable for the particular services provided by JML.

1. Property Search and Purchase includes
- Tailoring initial property search to meet client brief
- JML/RLL inspection of all properties prior to showing to client
- Obtaining appropriate government property documentation
- Property valuation
- Access to pre-launch property developments and pre-launch pricing
- Introduction to appropriate banking and solicitor services
2. Property Sale includes
- Active promotion to the JML/RLL existing data base including potential buyers and industry
- Property sale promotion via the JML/RLL website
- Obtaining appropriate government property documentation
- Property valuation
- Introduction to appropriate banking and solicitor services
- Active marketing and promotion of property in local & international media
3. Project Management includes
- Turnkey renovation project, preparing the property for the rental market, or weekend property
- Ideas/concept designs for a renovation
- Draftspersons plans and drawings
- Overseeing the interior design and furnishing of property
- Co-ordinate with the contractors
- Manage all billings
4. Property Management includes
- Readying your property for prospective tenants to see
- Advertising your property to a suitable market
- Introducing your property to prospective tenants and show them around
- Negotiating agreements on your behalf
- Finalizing the rental agreement with tenants
- Taking care of your property on an ongoing basis
- Handling all of the tenants issues and problems
- Arranging any work needed on the property, including all repairs, upkeep and maintenance
- Collecting rents and keep accounts on your behalf
- Cleaning services are also provided at the tenants extra cost (this is a need for most new arrivals in Macau prior to their employing a maid).
5. Tenant Placement includes
- Active promotion to JML/RLL database including all major corporation/casino staff etc
- Vet potential tenants incl. documentation
- Prepare apartment for rental
- Preparation of property inventory list
- Assist with utilities
- Liaison between renter and owner
- Provision of JML/RLL Macau directory to tenant
- First point of contact when settling in Macau
- Liaison between renter and owner

Note: If an owner is unwilling to pay the Tenant Placement Fee, JML may consider listing the apartment, but will not actively promote the property, ie. advertise on the JML website, newspaper or magazine, etc.
Fee Structure for Short Term Leases payable by the Owner:
- Under 3 months: 1 week
- Under 6 months: 2 weeks
- Under 9 months: 3 weeks
- 9 months and over: 1 month
Fee structure for renewal of Tenancy Agreement payable by owner and tenant:

Owner pays Admin Fee amount equal to any increase in monthly rent ($750 min)
